Shri Ganesh Builders was established in 1991, with the prime objective of providing high value residential flats at a reasonable price. At Shri Ganesh Builders we are Caring, Creative and committed and the mission is to do business with basic ethics. The company does not believe in just constructing walls connected by floors and ceiling. Instead, we create with care and imagination.

OUR SERVICE & GUARANTEE
Building:
Each and every flat undergoes several checks before being handed over to the respective owners. Routine quality inspection is carried out at all stages.
Land:
Shri Ganesh Builders scrutinizes property titles, indemnifies the buyers and protects from any loss, claim and damages on the part of the land titles.
Cost:
The cost of a flat is a firm and fixed one, irrespective of fluctuations in the input cost.

Since its establishment in 1991, Shri Ganesh Builders has completed construction of over thirty residential Flats as well as Independent House in and around Chennai. At present Shri Ganesh Builders is engaged in the construction of more than six residential Flats in Chennai.


STANDARD FEATURES

The Standard Features in out construction enumerated below are, more or less, common to all projects. Additional features will be provided at additional costs.

Foundation:
RCC footing with Stubbed coloumn and plinth beams Foundation.
Flooring:
Ceramic tiles.
Wall Finish:
Internal and External : Cement paint.
Doors:
Entrance door will be Padak wood frame panel shutter. All other doors are of commercial veneer flush doors, painted with pleasant looking colour.Sintex P.V.C.Doors for toilets.
Windows:
Malaysian Salwood or Padak wood window frames and glass panel shutters with steel grills.
Wardrobe& Shelves:
Recessed space for wardrobe in bedrooms. 3ft, wide shelf with kadappa slabs in the bed rooms and kitchen.
Lofts:
2 ft. wide lofts in all bedrooms and kitchen.
Kitchen:
2 ft. wide polished black Granite Kitchen platform and stainless steel sink.on request and kadappa slab shelves elsewere.
Ceramic Tiles:
Ceramic flooring in bathrooms and toilets. Glazed tiles, 5 ft. high on toilet walls and 2 ft. above kitchen platform.
Toilets:
One Indian and one Western water closet, One wash basin, all in white, with chromium plated fittings and provision for Geyser connection in bathroom.
Plumbing:
Concealed plumbing using P.V.C pipes. Drainage with PVC pipes and fittings.
Water:
Overhead tanks of adequate capacity for Ground water. One deep bore well will be provided as per the requirement. The above arrangement is common to all.
Electrical:
Wiring will be concealed and suitable for three phase supply for two bed room Flat and single Phase for Single Bed room Flat. Cables and switches of standard quality. Each flat will have a separate meter. Adequate nos. of light, plug point in kitchen and one in toilet. One exhaust fan point provision in kitchen. One telephone and TV antenna point in hall.

 

PAYMENT SCHEDULE

The Payment schedule enumerated below is common to all projects.

Advance Payment:
Rs 50,000/ shall be payable at the time of booking.
On Completion of Basement
25% of the total cost is payable This should be done within one month from the date of booking.
On Completion of First Roof
30% of the total cost is payable
On Completion of Second Roof
25% of the total cost is payable after completion of Roof.
On Completion of Plastering
15% of the total cost is payable.

Note:
LIC, HDFC Loans can be arranged. The work schedule & payment schedule will be intimated well in advance. A Special discount will be considered for lump sum payments. Cost of additional jobs, if any, shall be met by the purchaser and is to be paid before land registration, water & electricity deposits, sale tax etc. In case of cancellation of booking, no interest shall be payable and a service charge of 2% on total value shall be deducted from the amount refundable.
